A condo kitchen remodel in Bellevue looks like any other kitchen remodel once it is finished. Getting there is different. The unit sits on a concrete slab shared with the owner below, the plumbing and exhaust connect to building systems you do not control, and every decision needs to survive a review by the association. Start With What the Building Already Gives You

Most downtown condo kitchens were laid out by the developer around fixed points: a drain stack, a water riser, an exhaust route if one exists, and an electrical panel sized for the original appliances. The cheapest and fastest remodel keeps the sink, the range and the refrigerator roughly where those points put them and changes everything else.

That still leaves a lot of room. New cabinets can change how the kitchen works even in the same footprint. Swapping a run of base cabinets with doors for deep drawers with full-extension, soft-close slides makes a galley kitchen far easier to use. Pulling the upper cabinets to the ceiling adds storage without adding floor area. A peninsula can often be lengthened or turned into a small island as long as the aisle stays at least 42 inches, and 48 inches is better if two people cook together.

When the Layout Has to Change

Moving the sink or range is possible in some buildings and close to impossible in others. A sink drain needs slope, and in a high-rise it usually runs through or below the slab. Many Bellevue towers are built with post-tensioned concrete, which carries steel tendons under high tension. Nobody should core through it without scanning to locate those tendons and without the building’s written approval, and some associations require a structural engineer’s letter as well.

Before you commit to a new layout, we find out what your building allows, what the engineering and scanning would cost, and whether the unit below would be disturbed. Sometimes the answer is a raised floor section that carries the drain to the existing stack. Sometimes the honest answer is to leave the sink where it is and spend that money on better cabinets.

Ventilation in a Tower

A ducted hood that exhausts outdoors removes heat, grease and moisture. A recirculating hood filters grease and some odor and puts the moisture back into the room. In a condo, the choice is usually made by the building. If a duct route to the outside already exists, we size the hood to it and check whether the airflow would require make-up air. If there is no route, we will not pretend a recirculating hood does the same job. We choose one with washable grease filters and replaceable charcoal, and we tell you to run the bath fan or crack a door during long cooking sessions, because a Bellevue winter keeps windows shut for months.

Electrical and Induction

Many downtown buildings are already all-electric, which makes induction a natural fit. What matters is panel capacity in your unit. We check the panel and the existing circuits, add dedicated circuits for the range, dishwasher, disposal and microwave where they are missing, and provide GFCI protection at the counters. Under-cabinet lighting is chosen to meet the Washington State Energy Code, and all of it is permitted and inspected through the City of Bellevue.

Materials That Suit a Condo

Porcelain slab is lighter and thinner than quartz or granite, which helps with elevator weight limits and long pieces. Quartz is durable and needs no sealing. Frameless cabinets give a clean modern look and a little more interior storage than framed boxes. Plywood boxes hold screws better than particleboard if a cabinet ever needs to come out again.
